1. What advantages does a Kent Select home have over a custom home?

Value – Kent Homes has taken their best custom plans and negotiated upfront all costs with suppliers and trade contractors, based on a pre-programmed set of specifications and personalchoices common to all Kent Select plans. This enables Kent Homes to procure more savings compared to one-of-a-kind custom homes, which are then passed along to their customers.

Ease and Time Commitment – The time commitment needed to design and build a one-of-a-kind custom home is often greater than anticipated. Choosing a Kent Select home eliminates many steps, including endless meetings with local designers and having plans engineered to meet local building codes—a process that can take up to a year and require many trips for for those who currently live out of town.

One-Stop Shopping At An All-Inclusive Design Center – When selecting details and finishes, you will not need to drive around town visiting various suppliers. Kent Homes offers a Design Center where you can see displays of all the design choices and make your selections in one convenient location.

2. Where can I view a finished Kent Select home?

Kent Homes retains a selection of fully furnished Kent Select plans as models. Drop them a line and we they be happy to give you a tour of their model home park.

3. How do I know if a Kent Select plan will fit on my lot?

The width and depth of each plan is listed in the plan details on this web site. Compare these dimensions to your building envelope size. You should be able to find this information in your community ARB guidelines. If your lot is not a rectangular shape, it may be more difficult to understand. 4. What fees, specific to a community, are included in the base price of the home?

The Kent Select plans are designed to be built in any of the regional planned communities or individual lot. Because each community has its own fees and building requirements, specific fees charged by a community are not included in the price.

5. Can you give me examples of different fees that communities charge?

Again, each community has its own fees and guidelines, but these may include: Architectural Review Board fees, road impact fees, grinder pumps for the home’s sewage system, foundations surveys and as-built surveys. Be sure to read the architectural guidelines for your community to understand fully what fees may apply to you. Drop them a line if you would like help with this.

6. What is Instant Equity?

It is standard practice for builders to pay and then mark up the cost of the community fees mentioned above so they are included in the sales price, with profit. If you would like to build “Instant Equity” with your home immediately, Kent Homes will allow you to pay for these fees directly with no mark-up. Or if you would prefer, Kent Homes will be happy to handle this for you for a nominal fee.

7. If my lot has a sloping grade to it, how will that impact the cost?

The base price of the home is based on utilizing a slab foundation built 24” off the ground on a site with no topography— basically a flat lot. A site inspection by the Kent Homes team will be required to determine how much topography your lot has. If the foundation needs to change in height that exceeds 24”, you will be given an estimate for the additional foundation costs.

If your lot has a slope which exceeds 4’ within the building envelope, the foundation may need to change from a raised slab to a crawl space foundation.

8. Can I make changes to a Kent Select plan?

Some changes—both structural and non-structural—are allowed. However, there are certain changes that are not allowed. A Kent Homes sales associate can give you more information on this.

9. How long will it take to build a Kent Select plan?

From the start of construction to move-in typically takes seven to eight months, depending on the plan and amount of personal choices included in the home. Keep in mind it may take up to 90 days to go through the architectural approval process required by your community before you are able to begin construction.

10. How do I know whether Kent Select personal choices & selections will meet my taste?

Kent Homes has a Design Center located within its corporate office where you can view in person all the possible selections and choices. The Design Center is open during standard office hours, Monday through Friday, by appointment.

11. Are there any variable costs that are not fixed as part of the contract?

Since the extent of landscaping is dependent on the size of the lot and other variables, Kent Homes gives an allowance for these costs. Contact them for more information.

12. How much money is required as a down payment to build a Kent Select home?

Kent Homes requires 5% of the base home price.

13. How do I finance the remainder of the home?

The most common practice is a “Construction Perm Loan” with a local bank or mortgage company.
